10 Greenhill Gardens, Edinburgh

10 Greenhill Gardens is a mid-19th century, two-storey Italianate villa with an irregular plan. The building is constructed of squared and snecked sandstone, featuring droved ashlar dressings. It has a base course, overhanging eaves, raised window surrounds with impost blocks, and round-arched windows on the first floor.

On the west entrance elevation, there is a sun porch in a recessed entrance bay to the outer right, with an original doorway behind that has a panelled door with glazed upper panels. To the outer left, there are two single windows at ground level, and above, a bipartite window on the first floor is adorned with a cast-iron palmette and anthemion balconette.

The south elevation includes a single window at ground level in a recessed bay to the outer left, with a cast-iron palmette and anthemion balconette above it on the first floor. There is also a round-arched stair window in an advanced bay.

The north elevation features a flat-roofed garage at ground level and a single window on the first floor.

On the east rear elevation, there is a lean-to at ground level in a recessed bay to the outer left, a single window in an advanced bay, and two single windows on the first floor with a decorative cast-iron balcony. The villa has small-pane sash and case windows, a grey slate roof, and coped wallhead stacks.

The property is enclosed by a low boundary wall to the street and high coped rubble mutual walls. The interior was not seen in 1991.
