Description
12 Greenhill Gardens is a mid-19th century double villa in Edinburgh, featuring two stories and a six-bay rectangular plan. The villa has a service wing that is recessed to the outer left and right. Number 14 retains its Georgian appearance, while Number 12 has undergone significant alterations. Both properties have been subdivided and include a base course, a dividing band course, deep eaves, and raised window margins.
On the west entrance elevation, Number 12 is on the left and has a three-bay timber classical porch that spans the central and left bays. This porch includes three keystoned round-arched leaded-light windows, pilasters, a cornice, an open pediment, and a blocking course above. There is a lugged surround leading to two-leaf panelled doors on the north return, a single window on the south return, and a single window on the first floor behind. A full-height canted window is located in the third bay, with single windows in the first bay. The two-storey service wing is recessed to the outer left and features single windows on each floor, along with a cornice and a blinded balustrade at the parapet.
Number 14, on the right, has a three-bay round-arched doorway in the central bay, flanked by paired pilasters and leading to a panelled door with a radiating fanlight above. There is a single window on the first floor above this doorway and single windows in the flanking bays. A lattice pattern cast-iron balcony spans the first-floor windows. The low two-storey piend-roofed service wing is recessed to the outer right, with a single window at the ground floor and a small window above.
The east garden elevation features a full-height canted window in the outer right bay, with single windows in the remaining bays. A window has been converted into a doorway at ground level in the fifth bay. There are two-bay service wings that are slightly recessed to the outer left and right.
The north and south elevations display irregular fenestration in the service wings. Number 12 has plate glass sash and case windows, while Number 14 has 12-pane sash and case windows. The roof is covered with grey slate and features a corniced double wallhead with mutual stacks connected by round-arched links.
The interiors were not seen in 1991. The property is enclosed by a low coped wall along the street, with four fluted cast-iron gatepiers at Number 12, high coped rubble mutual walls, and modern flat-roofed garages to the north and south.
