Description

13 Greenhill Gardens is a small single-storey and attic cottage-style villa built around 1850. It features a modern rear extension and has three bays with enlarged bipartite windows. The exterior is made of cream sandstone, squared and snecked stugged rubble, with droved and polished ashlar dressings and angle strips. An incised diamond-pattern motif runs along the band course above the ground floor and continues on the bargeboards of the front elevation. The villa has overhanging eaves and ashlar mullions.

On the front elevation, there is an advanced broad gabled bay to the left, which has bipartite windows on both the ground floor and the gablehead. The entrance door is centrally located and features an egg and dart cornice with a rectangular three-pane fanlight above. Inside, there is a black and white marble vestibule and an inner door with etched glass in the upper panel and sidelights. The right bay also has a bipartite window.

The rear elevation includes a gabled bay to the left with a large multi-pane patio door and a bipartite window in the gablehead. There is a single-storey flat-roofed rendered extension that has a bipartite window in the centre bay and another bipartite window in the left bay. The south elevation features two small windows in the centre bay with a central wallhead stack, while the north elevation is M-gabled with small gablehead stacks.

The villa has multi-pane timber casement windows, a slate roof with metal flashings, and three stacks. A small square timber cupola sits over the hall.

The property is enclosed by a tall boundary wall at the rear and side, which has semi-circular coping. The front features a low rubble wall with saddleback coping, two tall tapering gatepiers with curved coping and an incised diamond-pattern frieze, as well as cast-iron railings and gates adorned with flower motifs.
