9 Osborne Terrace, West Coates, Edinburgh

9 Osborne Terrace is a later 19th century, two-storey Italianate villa with a rectangular plan. It is constructed from coursed sandstone ashlar with polished sandstone ashlar dressings. The building features a base course, a string course between the ground and first floors, lugged architraves around the openings, rusticated strip quoins, and bargeboards on the gables.

The principal elevation faces north and consists of three bays, with the outer bays being gabled and advanced. The central bay has a large window on both floors, while the left bay contains a six-panel timber door at ground level, which is topped by a keystoned cornice and a consoled broken pediment. Above this door is a window on the first floor. The right bay features a bipartite window within a corniced, single-storey bay, which is topped by a coped parapet flanked by a pair of corniced, ball-finialled pedestals. There is also a window on the first floor with a square plaque above the gable.

The east side elevation is double-gabled and has two single windows on the upper floor to the left. To the right, there is a window and a timber door to the left of a coped single-storey wall that fronts a piend-roofed single-storey extension on the left.

The villa has three- and six-pane timber sash and case windows, a grey slate roof with low coped stacks on the side and rear (some with cylindrical cans), and cast-iron rainwater goods.

The property is enclosed by a low coped boundary wall along the street, which includes a single gatepier on the left.
