Description
35 Albyn Place is a mid 19th century, two-storey, four-bay double villa featuring Italianate detailing. The exterior is made of finely finished, tooled coursed granite ashlar, with a battered base course, rusticated long and short quoins, a dividing band course, an eaves course, and overhanging eaves supported by decorative timber brackets.
The north elevation is symmetrical, with recessed central bays. It has a three-arched open loggia on the ground floor, which includes two two-leaf panelled timber doors that are set back and have glazed upper panels with letterbox fanlights. Above, there are two bipartite windows on the first floor. The bays on the left and right are advanced, featuring shallow rectangular-plan windows on the ground floor and tripartite round-arched pilastered windows with piended slate roofs in each bay. The first floor above has tripartite windows, while the inside returns are blank.
The west elevation is asymmetrical, with an advanced wing to the right. It has two windows on the ground floor of the left return, a bipartite window on the first floor, and a single window on both the ground and first floors of the right return. The flanking bay to the left is blank.
The south elevation is four-bay and symmetrical, with regularly placed narrow windows on the ground and first floors of the central two bays. It features sheet-glass rectangular dormers on the attic floor. The bays on the left and right are advanced, each with three windows set in a bowed bay on the ground and first floors, and three-light canted dormer windows on the attic floor above.
The east elevation has a single window in the centre of the first floor. The villa has a variety of timber sash and case windows, some with lying panes. The roof is piended with grey slate and lead ridges, and it has coped wallhead stacks with octagonal cans, along with cast-iron rainwater goods.
The interiors were not seen in 2000. The property also features square-plan gatepiers with pyramidal caps to the north, a low granite kerb wall to the north, and brick and granite coped rubble walls for the remainder of the boundary.
