28 Greenhill Gardens, Edinburgh

28 Greenhill Gardens is a mid-19th century villa that stands two stories high and has a three-bay rectangular plan, with a lower service wing at the rear. The building is constructed of squared and snecked sandstone rubble, featuring coursed stugged ashlar and polished ashlar dressings on the entrance elevation. It has raised window surrounds, tall narrow windows, and an eaves cornice.

On the west entrance elevation, there is an advanced corniced doorpiece in the center bay, which includes a panelled door and a plate glass fanlight above it. There is a single window on the first floor above the door. The outer right bay has tripartite windows on both floors, while the outer left bay has bipartite windows on both floors.

The north elevation features a flat-roofed garage that is attached to the villa, with a blank wall above it. The south elevation has a bipartite window on the first floor. The sash and case windows have a lying pane glazing pattern, and the first-floor window on the outer right has plate glass. The roof is covered with grey slate and has a piended design, with shouldered and corniced wallhead stacks on the north and south sides, topped with moulded octagonal cans.

The interior was not seen in 1991. The property is enclosed by a low boundary wall along the street, which has a pyramidal capped terminal pier to the south, along with high mutual walls.
