23-33 West Nicolson Street is a late Victorian tenement building designed by Peddie & Kinnear around 1873. This plain, four-storey structure features four windows on the façade, with outer bipartite windows. The building is constructed of ashlar stone, which has chamfered margins and cill courses. The original ground floor shops remain intact, and there is a central chimney at the wallhead. The roof is slated and does not have any dormers.
