38 Leith Walk, Edinburgh

38 Leith Walk is a four-storey, seven-bay tenement building with a basement, dating from before 1804. It is part of a nearly regular terrace of five buildings. The structure is made of cream sandstone, featuring dressed ashlar with polished dressings. It has corniced and pilastered doorways that include rectangular plate glass fanlights and two-leaf panelled doors, as well as a dentilled eaves cornice.

On the southeast (front) elevation, the doorway to the common stair is centrally located, with single windows on the floors above. The bays to the left and right of the center each have doorways leading to the main door flats, with single windows above. The outer right bays feature a broad corniced tripartite window at the ground floor, which is a later alteration, along with single windows on the floors above. The outer left bays also have single windows. There are two canted and piended dormers on the right side, and a single and tripartite rectangular dormer with a piended roof on the left, along with two Velux rooflights.

The northwest (rear) elevation has a bipartite window on the ground floor of the outer left bay, with single windows in the remaining bays. The building features timber sash and case windows, mostly with 12-pane glazing, some with 4-pane glazing, and there are replacement windows at the rear. The roof is covered with black slate and has broad coped mutual stacks and skews.

The boundary wall in front is a low rubble wall with some original iron railings. The interior was not seen in 1993.
