20-22 Leith Walk, Edinburgh

20-22 Leith Walk is a four-storey, four-bay tenement building with a basement, dating from before 1804. It is part of a nearly regular terrace of five buildings. The exterior is made of cream sandstone, featuring dressed ashlar with polished dressings, while the rear is constructed of rubble. There is a band course above the basement, architraved windows with cornices at the ground floor, a dentilled eaves cornice, ashlar mullions, and corniced doorways that include fluted pilasters, rectangular plate glass fanlights, and two-leaf panelled doors.

On the southeast (front) elevation, the main door, which now serves as an office, is located in the bay to the left of the center, while a doorway to the common stair is positioned on the outer left. The bays to the right feature a broad tripartite window at the ground floor, which is a later alteration, and single windows occupy the remaining bays and floors. There are also two rectangular tripartite piended dormers.

The northwest (rear) elevation has a central wallhead that is raised to a nepus gable, complete with an apex stack and single windows. The building has timber sash and case windows, mostly with 12 panes, although some have plate glass glazing at the rear. The roof is covered with black slate and includes an apex stack, along with broad mutual coped stacks and skews.

The interior was not seen in 1993. The property features low rubble boundary walls at the front, along with some original cast-iron railings.
