12 Leith Walk, Edinburgh

This building, located at 3 and 5 Kirk Street in Edinburgh, dates from around 1800 and is a three-storey, four-bay terraced town house with a basement. A later 19th-century tenement has been added to the rear. The exterior is made of cream sandstone with dressed ashlar and polished dressings, while the northeast elevation features coursed and squared rubble, and the rear is constructed of rubble with droved dressings. There is a band course above the basement, architraved windows with cornices at the ground floor, and a dentilled eaves cornice.

On the southeast (front) elevation, there is a pilastered and corniced doorway located to the left of centre, accessed by steps. This doorway features fluted pilasters, a swagged frieze, a rectangular plate glass fanlight, and a panelled door. The remaining bays and floors have single windows, and there are two bipartite dormers with piended roofs.

The northwest (rear) elevation includes a four-storey, four-bay extension from the later 19th century, with single windows. The northeast elevation has an M-gabled roof with broad apex stacks and single windows.

The building features timber sash and case windows, mostly with 12 panes, and some with plate glass glazing at the rear. The roof is covered with grey slate and includes two apex stacks and a mutual stack. There is a gutter recess that serves as a division with the neighbouring terraced property.

The interior was not seen in 1993. The property is enclosed by a low rubble boundary wall at the front, which includes some original cast-iron railings.
