16, 18 Lauriston Place, Edinburgh

16 and 18 Lauriston Place is a classical tenement building dating from around 1819. It is a four-storey structure with a basement and features four bays. This building is slightly taller than the neighboring property on the right and is set back behind a small garden. The exterior is finished in cream ashlar stone, which is channelled at the ground level and lightly droved above and at the basement, while the rear is constructed of rubble.

Architectural details include a dividing band between the ground and first floors, cill courses on the first and third floors, and a moulded eaves course that is raised at the sides and center. Access to the building is via stone steps and platts with cast-iron railings that cover the basement areas, leading to timber panelled doors topped with umbrella fanlights set in round-arched recessed openings in the second and fourth bays from the left. The first-floor windows have corniced and moulded surrounds, while the second-floor windows feature projecting cills and architraved surrounds.

The windows are fitted with 12-pane glazing in timber sash and case frames. The roof is covered with grey slates, and there are corniced rendered stacks with circular cans at the ridge.

The boundary wall consists of a low coped ashlar wall topped with spear-headed cast-iron railings. The railings have spear-headed finials, and the cast-iron gate is adorned with spear-headed finials and pine cone finials on the gateposts.
