Description

276-278 Leith Walk is a late 19th-century, four-storey corner tenement building that features shops on the ground floor. The exterior is made of cream sandstone with stugged ashlar and polished dressings on the main elevations, while the rear is constructed from squared and snecked rubble. The building has bold, roll-moulded reveals for the ground floor openings, a cill course at the first, second, and third floors, and chamfered reveals. The third-floor windows extend into the eaves, topped with finialled shaped dormerheads.

On the southeast elevation facing Leith Walk, the building has four bays, including a corner tower. The outer left features a rectangular shopfront that is boxed-in, while there is a single window in the bay to the left of centre. A round-arched doorway is located in the chamfered corner bay to the outer right, alongside a large round-arched display window in the bay to the right of centre. The outer right corner bay has a three-storey canted window that is corbelled above the ground floor, topped with three linked dormerheads and a finialled pyramidal roof. The remaining bays have single windows. A cross-section wallhead stack is corbelled above the second floor at the centre.

The northeast elevation facing Balfour Street has three bays, featuring a common stair doorway with a window flanking to the right of the centre bay. There is a replacement shopfront on the outer right, possibly encasing the original, and a large round-arched display window on the outer left, with single windows above on the upper floors.

The west rear elevation consists of single windows. The building has timber sash and case windows, mostly with plate glass glazing, along with some modern replacement windows and a few four-pane windows. The roof is slate, with a wallhead stack and mutual stacks. The front has crowstepped skews and moulded eaves gutters.

The interior was not seen in 1993.
