35 and 37 Portland Street in Leith, Edinburgh, date from around 1810 and consist of a three-storey house with an attic on a raised basement, featuring three bays and a slightly recessed single stair bay. The exterior is made of cleaned droved cream sandstone ashlar with polished dressings, while the basement is constructed from rubble. Notable architectural details include a base course, a cill course at the second floor, a modillioned cornice, and a blocking course. The windows are arranged in a regular pattern.

On the left side, there is a straight two-tier flight of steps leading to a stair door with a blind fanlight above, and windows situated above it. The house to the right has a straight stair leading to a Roman Doric columned doorpiece with a cornice on the left. This doorpiece features a flush-panelled door that is deep-set in a round-headed frame, topped with a delicate sunburst fanlight above a moulded impost course. The roof includes a pair of piend-roofed canted dormers, and there is a basement door beneath the stair with a single window to the right.

The windows are sash and case style, with timber 12-pane windows on the stair and plate glass on the second floor of the house, while the main house features uPVC windows. The roof is covered with grey slates and has a coped rendered stack.

The property is enclosed by a low rubble wall with ashlar coping at the front and sides of the area, complemented by cast-iron railings, some of which are spearheaded.
