86, 88, and 90 Ferry Road in Edinburgh are two-storey, seven-bay flatted dwellings built around 1860, forming a continuous terrace. The buildings are constructed of stugged ashlar with ashlar dressings, featuring a base course, a cill course at the first floor, a cornice, and a blocking course. The fenestration is regular, with doors that have rectangular fanlights, raised architraves, and cornices. The doors are located in the centre bay, with a blind window above, and in the penultimate bays.

To the right, there are two piend-roofed canted dormers. The rear elevation is made of rubble. The windows are timber sash and case, consisting of four panes and plate glass. The roofs are covered with grey slates, and there are rendered stacks along with ashlar coped mutual skews on the outer flanks.

The front of the property features a low coursed stone wall with ashlar saddleback coping and plain cast-iron railings. There is a diminishing ashlar pier at the corner with fleur-de-lys railings on the return.
