8, 10, 12 North Fort Street in Edinburgh is a two-storey, seven-bay classical terrace built around 1860. The building is rendered to resemble ashlar and features ashlar dressings, including a base course, a cill course at the first floor, a cornice, and a blocking course. The windows are regularly spaced, and the doors have rectangular fanlights, raised architraves, and cornices. The central bay contains a door with a blind window above it, while the penultimate bays also have doors.

The rear elevation is constructed of rubble. The windows are timber sash and case with plate glass, although some have been replaced. The roof is covered with grey slates and features coped ashlar stacks and ashlar coped mutual skews on the outer flanks.

The front wall is made of low coursed stone with ashlar saddleback coping.
