40 East Trinity Road, Edinburgh

40 East Trinity Road is an early 19th century, two-storey, three-bay cottage featuring Gothick details, with a single-storey wing to the right. The building is constructed of coursed rubble with some droved stone dressings on the front, while the sides and rear are made of random rubble. It has a piended roof with overhanging eaves.

The principal elevation is regularly fenestrated and includes a timber panelled door adorned with Gothick details and a fanlight above, set within a Tudor-arched opening. On the rear elevation, there is a bowed stair tower at the centre, featuring a narrow Gothic pointed timber window in a rectangular surround. Above this, a decorative cast-iron balustrade leads to a balcony accessed from French doors in a slate-hung dormer that serves the attic.

The cottage has modern windows that replicate the 12-pane lying-pane glazing pattern and is topped with graded grey slates. The stone coped stacks have circular cans. Additionally, there is a low stone coped boundary wall at the front of the property.
