Description

12 East Brighton Crescent is a classical house built around 1824 by John Baxter of Portobello. It is a two-storey building with a basement and features three bays, located at the end of a short terrace. The front is made of polished ashlar stone, which is deeply channelled at the ground level, while the basement and a single-storey addition to the left are constructed from droved ashlar. The east elevation and rear are made of rubble.

The principal elevation has a band course between the basement and ground floor, as well as between the ground and first floor. There is a cill course at the first floor, and the addition features a cornice, blocking course, band course, and coping.

The north (principal) elevation includes five concrete steps leading up to a two-leaf panelled door located in the left bay, which is topped by a rectangular plate glass fanlight. There is a window above this door on the first floor, with additional windows on each floor of the remaining bays, along with a window and a boarded door on the addition.

The south (rear) elevation is not fully visible as of 1994, but it includes a modern glazed door to the addition.

The principal elevation features plate glass timber sash and case windows. The roof is covered with grey slate, while the addition has a slant roof. There is a rendered and coped mutual stack, along with ashlar and coped stacks on the east elevation.

The interior was not seen in 1994. The boundary walls at the front are made of droved stone and are coped, with former railings.
