Description

45B York Place is a later 18th century, three-storey terraced classical house with an attic and basement, which has been altered over time. The building features a shopfront in the basement, constructed from broached ashlar sandstone. There are band courses between the basement and the principal floor, as well as between the first and second floors, and a cornice at the second floor level. The second floor has projecting cills, and the entrance is accessed via ashlar steps and entrance platts that overhang the basement.

On the north (principal) elevation, there is a narrow architraved doorway with a consoled cornice, a panelled timber door, and a three-pane rectangular fanlight located in the left bay of the principal floor. The remainder of the principal floor has a modern tripartite window with four-pane lights. The upper floors feature regular fenestration. The basement shopfront has wide ashlar steps leading to a glazed door flanked by plate glass windows, topped with a lintel, a dentilled cornice, and a blocking course.

The west and east elevations are part of adjoining terraces, which are detailed in separate listings. The south (rear) elevation was not seen during the last inspection in 1998.

The building predominantly has twelve-pane timber sash and case windows, a grey slate M-roof, and a pair of rectangular slate-hung dormers, along with modern skylights. It features cast-iron rainwater goods, a broached ashlar ridge stack with a coping and circular cans, and coped skews.

The interiors were not seen during the last inspection in 1998. The property also has ashlar copes topped with cast-iron railings that have spear-headed and urn finials.
