82 and 82A Dalkeith Road in Edinburgh is a classical house built in 1829. It is two stories high with three symmetrical bays, constructed from droved cream sandstone with ashlar dressings, while the sides and rear are made of rubble. The building features a base course, architraves around the ground and first-floor windows, a cill course for the first-floor windows, a cornice, and a blocking course.

On the entrance elevation, there is a central doorway with a modern door and a plate glass fanlight, flanked by engaged columns supporting a corniced doorpiece. Above this, there is a single window on the first floor. Each outer bay on both floors has a single window.

The windows are made of plate glass and timber sash and case. The roof is piended and covered with grey slate, featuring coped and rendered wall head stacks.

The interior was not seen in 1996.

The property is enclosed by boundary walls, which include a low coursed rubble wall along the street and a high rubble wall surrounding the garden to the south. There are gatepiers with pyramidal caps, a pedestrian gateway between the houses to the north leading to No 82A, and a rendered carriage gate, which now serves as a garage, adjoining the house to the south.
