3, 3B Albany Street is an earlier 19th-century, two-storey, attic and basement, four-bay terraced classical house located in Edinburgh. The building is constructed of polished ashlar sandstone and features V-jointed rustication at the principal floor. It has a base course, a band course between the basement and principal floor as well as between the principal and first floors, and a cill course at the first floor. The first floor is topped with a mutuled cornice, and there are ashlar steps and an entrance platform that oversails the basement.

On the northern (principal) elevation, there is a four-panel, flush-beaded timber door with a radial rectangular fanlight in the bay to the left of centre at the principal floor. The remaining bays at the principal floor have windows, and there is regular fenestration at both the first floor and basement, with reeded aprons in the bays at the first floor. The basement area is flagged.

The western elevation adjoins another terrace, which is listed separately as 1, 1A Albany Street, while the eastern elevation adjoins another terrace listed as 5-7B Albany Street.

The building predominantly features 12-pane timber sash and case windows and has a grey slate roof. There is a slate-hung polygonally piended canted dormer to the left and a recessed slate-hung box dormer to the right. The property includes cast-iron rainwater goods and a rubble ridge stack with polished ashlar dressings, which is coped and has circular cans. The skews are also coped.

The interior was not seen during the last inspection in 1998. The property is enclosed by ashlar copes topped with cast-iron railings featuring spear-headed finials.
