Description
23, 25, and 27 Dublin Street in Edinburgh is a four-storey and attic, five-bay terraced tenement built in 1802 by George Winton. It is situated on a corner site and features a pilastraded shop front at the ground level on the principal elevation, which transitions to a basement at the west elevation. The building is constructed of broached ashlar sandstone, with polished ashlar at the ground level. It has a base course, projecting cills to the windows, and a two-bay wallhead gable centered at the attic on the principal elevation. Ashlar steps and entrance platts extend over the basement at the west side.
On the north (principal) elevation, there is a corniced shop front at the ground level that continues to the west elevation. This includes a panelled timber door with a painted radial rectangular fanlight, located in the penultimate bay from the right, along with multi-pane plate glass windows. The upper floors feature regular fenestration arranged in a 1-2-1-1 pattern. Above, there is a wallhead stone nepus gable with two windows and a stack.
The west (Dublin Street) elevation has a round-arched doorpiece in the penultimate bay from the right at the principal floor, which includes a panelled timber door with a radial semicircular fanlight. To the right at the principal floor is a pilastered doorpiece with a panelled timber door and a plate glass rectangular fanlight. The remaining bays at the principal floor and the upper floors have regular fenestration.
The east elevation adjoins another terrace, which is listed separately (3 and 3A Albany Street), while the south elevation also adjoins another terrace listed separately (21 and 21A Dublin Street).
The building features a variety of timber sash and case windows, a grey slate M-roof with a pair of rectangular dormers flanking the wallhead gable, and cast-iron rainwater goods. The gablehead stacks are made of rubble with broached ashlar quoins, coped and topped with circular cans.
The interiors were not seen in 1997, but there is some evidence of working panelled shutters. The property is also adorned with ashlar copes topped by cast-iron railings with spear-headed balusters.
