12 Havelock Place, Warrenpoint, Newry, Co Down, BT34 3NE

This is a small, two-story, two-bay house located in a terrace in Warrenpoint, County Down. It dates to between 1820 and 1839, with evidence suggesting a rebuild in the mid-19th century, likely contemporary with numbers 5 and 6 in the terrace. The property was described in 1835 as measuring 34 feet by 18 feet by 8 feet high, and by 1863 had increased to a footprint of 5 yards by 15.5 yards.

The front elevation is cement-rendered and painted, with a modern basecourse. It features a modern six-panelled front door on the left-hand side at ground floor level, and three windows – one at ground floor right and two to the first floor. All windows are 1/1 sliding sash windows with deep, painted cills. The left gable is finished to match the front elevation and is crenellated, stepping up to a broad plinth supporting a reclining lion finial, which faces a matching lion on the gable of number 6. The first floor window on the gable has an additional spoke-headed fanlight. The rear elevation has not been inspected. The right gable forms a party wall with the adjacent property. The roof is pitched and covered with artificial slate, without a visible chimney, although it may be incorporated into the taller building to its right. Modern rainwater goods are in place, with a downpipe on the right side.
