Description

This is a well-preserved example of a vernacular house, likely dating from the early 19th century (approximately 1800-1819). The house is located in the townland of Ballyvalley, accessed via a lane to the west of Coyles Hill Road, and sits within a farmyard setting.

The building is a three-bay direct-entry house, meaning the main entrance opens directly into the living space. The roof is pitched and covered in natural slate, with two rendered and coped chimneys. One chimney stands between the left and centre bays, and the other on the right (south) gable. A small metal skylight is visible on the rear roof pitch. There is a raised eaves course, and no rainwater goods are present. The principal elevation faces west into the farmyard, with the left and middle bays being single-story and the right bay two stories high. The walls are lined and rendered, with exposed rubble stone forming the base. Stepped granite quoins define the left gable. A narrow concrete path runs along the front of the left and centre bays. The left bay features a 2/2 sliding sash window with horns and a granite rendered cill. Similar sash windows are found throughout the building, unless otherwise stated. A windbreak porch with a pitched natural slate roof and walls matching the façade is set to the right of the centre bay; the porch is constructed with t+g sheeted sides and a concrete step. A single sash window is found to the left of the porch, and single windows to each floor in the right bay. The left gable is adjoined by a lower, narrower outbuilding of no particular interest, while the exposed gable of the main block has a small 2x2 fixed window. The rear elevation is similar in finish; a single sash window is present in the middle bay, and similar windows are visible on each floor of the left bay. The right gable is blank.

The farmyard is enclosed to the south by a single-story outbuilding with a pitched artificial tile roof and lime rendered rubble stone walls, which are considered to be of no significance. To the west of the house are the ruinous remains of two single-story outbuildings, joined by a random rubble stone wall; a single-story cattle shed with a corrugated metal roof is also present.

The house is shown on the 1834 Ordnance Survey map, and was originally valued as being below £5. The valuation remained unchanged between the 1860s and the 1920s, supporting the likely date of the early 19th century. The house retains a unique 'cupboard' staircase and represents a rare example of a surprisingly unaltered vernacular dwelling.
