Description

Dobbins is a detached cottage dating from the late 18th century, with a late 20th-century extension. It is constructed from local lias stone that is cut and squared, topped with a thatched roof featuring plain gables over the original house. The north extension has a clay partiled roof, while the south extension has a triple roll clay tile roof with a stepped coped gable and a ball finial. There are brick chimney stacks.

The cottage is two storeys high with five bays and irregular fenestration. All but the fifth bay have 12-pane sash windows above, while all but the second bay below have 16-pane sashes. The upper windows feature timber lintels, and the lower bays one and two have voussoired flat arches. Between bays two and three, there is a wide six-flush-panel door with a glazed toplight, set in a late 20th-century timber and glass open porch that has a thatched roof and ornamental bargeboarding.

On the north gable, there is a one-bay extension with boarded garage doors below and a two-light casement window above. The interior has not been seen, but a report mentions a jointed cruck.

Three metres west of the house, there is a lias stone boundary wall about 450mm high, capped by cast iron railings approximately 800mm high. The railings have spearhead points and braced standards, with a matching gate opposite the door, contributing to the setting of the house.
