Description

40 Park Place is a pair of semi-detached villas built around 1820 to 1832. They are constructed of stucco over brick and feature a hipped slate roof with a central stucco stack and a brick stack at the rear. The property includes an iron porch and verandah. The villas are L-shaped in plan, with side hallways and service ranges at the back.

The exterior consists of two storeys above a basement, with a two-storey entrance bay set back to the left. The front has four first-floor windows arranged in a 1:2:1 pattern. Stucco detailing includes a first-floor band to the left and central pilasters that run through both the ground and first floors, featuring sunk panels. The windows are primarily 6/6 sashes, with the ground floor windows being taller. To the right, there is a canted bay with an 8-pane French window that has margin-lights between 4-pane lights and a dentil frieze. The entrance to the left has a flight of steps leading to a 5-panel door, where the upper panels are raised and fielded, and the lower panels have fluted surrounds, topped with a fanlight.

On the right side, facing Ashford Road, there are first-floor windows arranged in a 1:2 pattern, with the range on the right breaking forward. The first floor features two 6/6 sashes and a blind window, while the basement has 3/6 sashes. The ground floor has a central entrance with five steps leading to a 3-panel door that includes margin-lights and an overlight with glazing bars, all set within a round-arched surround. The eaves are wide.

The interior has not been inspected. The porch to the left has scrolled uprights and an openwork frieze, while the verandah features an X-motif balustrade and fretted timber uprights. Historically, Park Place was developed by 1832 and forms a group with Nos. 20-36 Park Place.
