Description

A pair of houses at Nos. 35 and 37 Dale Street, Royal Leamington Spa, built around 1832 and subsequently altered. The houses are constructed of pinkish-brown brick with painted stucco to the front and side elevations, topped with a Welsh slate roof. They feature cast-iron balconies and railings.

The main range is three storeys high with an attic and basement, displaying four first-floor windows. Recessed, two-storey entrance bays are situated on either side, each featuring one first-floor window. The building has banded pilasters to its ends at ground floor level, continuing as pilaster strips upwards through the first and second floors.

The first floor has tall 6/9 sash windows. The recessed bays have 6/6 sashes, with continuous sills formed by cornices to the doorcases. The second floor also features 6/6 sash windows with sills. The original frieze, cornice, blocking course, and copings have been removed.

The ground floor entrances are distinguished by 4-panel doors with fanlights, set within doorcases constructed of plain pilasters. The doorcases are topped with round-arched bands containing vermiculated keystones, friezes, and cornices. The right-hand entrance has three steps leading up to a 6-panel door with a fanlight and a similar doorcase and keystone. Four 6/6 sash windows are also present on the ground floor, sills and all windows have plain reveals.

The basement level has two 8/8 sash windows and two 3/6 casements. Dormer windows are visible with central and rear chimney stacks. A continuous balcony to the first floor displays a double-anthemion-and-heart motif. Returns to the balcony are largely blind.

The interior has not been inspected. Dale Street itself was laid out around 1832, with the east side being completed by 1834.
