Description
Numbers 22-38 form a terrace of nine houses located on the west side of Portland Street in Royal Leamington Spa, dating to approximately 1824-1836, with later additions and alterations. The houses are constructed of pinkish-brown brick with painted stucco facades, topped with Welsh slate roofs. Cast-iron railings and balconies are attached to numbers 22-30 and 36-38, except for numbers 32 and 34.
The houses are primarily three storeys high, though numbers 22, 34, 36, and 38 rise to four storeys, and all have basements. There are nineteen first-floor windows arranged in a pattern of 2:2:3:2:2:2:2:2:2. The first floor features a mix of 12-pane French windows, 10-pane French windows, and 6/6 sash windows, with varying heights. The second floor predominantly features 3/6 sashes, with 6/6 sashes to numbers 26 and 38. The third floor mainly has 3/6 sashes, with casements to the left. The ground floor has side entrances, with steps leading to four-panel doors, some part-glazed with overlights and glazing bars. Numbers 30 and 30 have 1/1 sash windows, while numbers 34 and 36 have canted bays with 1/1 sashes and casements; the basements contain panelled, some glazed, doors. End stacks are present.
Balconies are attached to the first floor of numbers 22 and 38, featuring a heart-and-anthemion motif; numbers 30 and 36 have a circle-and-anthemion motif; number 28 has a figure-of-eight motif; and number 26 features a scroll-and-anthemion motif. The interior was not inspected during the listing assessment.
Subsidiary features include area railings with fleur-de-lys and anthemion finials. Portland Street was laid out between 1823 and 1824. The terrace forms a group with number 13 Portland Place. The buildings exhibit stop-chamfered spine beams with run-out stops.
