20 Sandgate, Ayr

20 Sandgate in Ayr is an early 19th-century tenement building that underwent alterations in the mid-19th century. It is three stories high and features a single bay with an outer corner bay, constructed from painted sandstone. The building has a base course, a mutule cornice above the shopfront, cill courses on the first and second floors, and an eaves course.

On the southeast elevation, which serves as the entrance, there is a corner bay with a glazed timber door and a decorative balcony supported by consoles, with a splay-corbel positioned above. The ground floor includes a shop window, while the first and second floors have regular fenestration in the single bay.

The southwest elevation, facing Cathcart Street, has three bays with an outer corner bay. It features a pilastered doorpiece with a mutule cornice on the outer left, a glazed timber door, a narrow window to the right, a single window at the center of the ground floor, and a shop window at the outer right. The upper floors maintain regular fenestration. The corner bay is located at the outer right.

The upper floors predominantly have plate glass timber sash and case windows. The roof is covered with grey slate and features a coped stack with circular cans. The interior was not seen in 1998.
