173 Commercial Street in Lerwick is an early 19th-century tenement building with a shopfront added in the early 20th century. It is a two-storey structure with an attic, situated on a sloping site. The shop is located at the ground level and features a two-bay gable facing Commercial Street to the east, with a lean-to addition to the north.

The east gable is asymmetrical and has a symmetrical timber shopfront at the ground level, which extends into the addition on the right. It includes a central door flanked by windows above stall risers, with a corniced and bracketed fascia above. The first and second floors have regular window arrangements, with an additional window in the gable of the lean-to on the right.

On the north elevation, the lean-to addition has a blank wall except for a margined door at the center. The building features droved ashlar lead-clad dormers that break the eaves at the attic level.

The windows are timber sash and case, with plate glass on the first floor of the gable, a 12-pane window in the left attic bay, a blind window on the right, and 9-pane windows in the dormers. The roof is covered with purple-grey slate and has a droved ashlar apex stack that is coped, along with circular cans and cement-rendered skew copes with skewputts.
