16 Kings Street, Perth

16 Kings Street in Perth is a mid-19th century, two-storey, three-bay former villa that has been used as offices since 2009. The building has a T-shaped plan with a slightly advanced central bay featuring a pediment. The street-facing elevation is made of squared and coursed tooled sandstone with contrasting painted margins, while the rear is constructed from rubble. It has a base course and an eaves cornice, with raised cills on the windows.

The entrance features a central pedimented and consoled doorpiece, which includes a four-panel timber door and a two-light fanlight above. There is a narrow, round-arched window above the door that interrupts the base of the pediment. The upper floor windows are flanked by raised pedimented and pilastered architraves that break the wallhead.

The building predominantly has 12-pane timber sash and case windows, a grey slate roof with stepped skews, skewputts, and gablehead stacks without cans. It also features cast-iron rainwater goods.

Inside, as observed in 2009, the original room layout is largely intact. There is a curved staircase with decorative iron balusters and a timber handrail, along with some simple cornicing.

The boundary walls include a low, coped rubble wall to the east and south, topped with cast iron railings to the south, and a higher rubble wall to the north.
