Rio, 14 Dundee Road, Perth

Rio, located at 14 Dundee Road in Perth, is a building designed by David Smart around 1860. It features an Italianate style with an asymmetrical composition. The structure is two stories high with a basement and includes a three-story entrance tower that has paired arched windows with key blocks at the top stage. The north front showcases a broad-eaved pyramid roof topped with a weather vane.

The west front has a battered basement and a gable that features a single-storey canted bay on the left and a tripartite rectangular bay on the right. The roofs are low pitched, broad-eaved, and slated, with bracketted eaves. The building is constructed of rubble with quoined angles. Additionally, there is a two-storey flat-roofed modern extension at the rear. The property is enclosed by rubble-built garden walls that have ashlar gatepiers.
