Forres, 69 St Leonard's Road, Cluny Bank

Cluny Bank is a villa built in the later 19th century, designed in a roughly L-plan shape. It is a two-storey, asymmetrical building made of coursed rubble with tooled dressings. The villa features a crenellated porch located in the re-entrant angle, which has a wide round-arched entrance that is accessed by steps.

The advanced wing has bowed angles at the ground level, which are corbelled to create projecting square and gabled windows at the corners, with tripartite windows on both floors. There is a stepped hood-mould above the ground floor and a string course that forms the cill for the first floor. To the left of the porch, there is a two-storey canted bay. There are also two additional later bays that are stepped back to the left, featuring 2-pane glazing. A recessed bay with a door is located in a moulded round-headed arch at the extreme right of the villa. The building is adorned with ornate barge boards, has coped stacks, and is topped with a slate roof.

The property includes a simple balustraded terrace that overlooks a sloping garden, which is decorated with stone balls. Surrounding the garden are high rubble walls, some lined with brick and topped with stone coping. The entrance features square tooled gatepiers topped with ball finials.
