New Mill, Hepburn Gardens, St Andrews

New Mill, located at Hepburn Gardens in St Andrews, dates back to 1658 and has undergone later additions and alterations. It is a single-storey and loft structure that comprises a former mill and an adjoining four-bay cottage, which has been converted into a single dwelling. The north elevation features a gabled design with a splayed corner and a raised entrance to the loft, which includes a lintel that is dated. The building is constructed from sandstone rubble and topped with a pantile roof.

On the east elevation, there is a four-bay cottage on the left, which has a later projecting gabled porch. To the right is a near-symmetrical three-bay section that steps down, featuring a central part-glazed timber door flanked by windows, along with a small narrow opening to the loft. The south elevation has a piended roof with a later four-light French window and a flat-roofed bipartite dormer in the attic.

The north section has replacement 12-pane timber sash and case windows, while the south section features predominantly non-traditional timber sash and case windows. There are large rooflights, gable end stacks with cans, ashlar-coped skews, and cast-iron rainwater goods.
