Description

Victoria Mansions is a 3-storey classical tenement building, likely designed by William Dow and dated 1906. It occupies a corner site at 81 Victoria Road, Kirkcaldy, and incorporates shops and former bank premises at ground level. The building is constructed of red ashlar sandstone, featuring channelled quoins, a ground floor cornice, mutuled eaves cornices, and a blocking course. Details include pedimented doorcases, tabbed margins, corbels, and stone mullions.

The south-east corner showcases Doric columns, fluted towards the top, that flank a round-headed doorway with a keystoned surround and decorative cast-iron gates. A moulded pediment above gives way to a cavetto cornice and a bipartite window at the first floor, featuring a shaped, bracketed cill. A further bipartite window is at the second floor, below a datestone set within an open pediment. A small, rounded balustrade, flanked by dies and scrolls, sits above the blocking course.

The south (Victoria Road) elevation has a doorcase to the left of centre, featuring stepped moulding and a deep-set panelled timber door, topped by a bracketed plate glass fanlight with flanking balusters. A modern fascia sits below the cornice and pediment. There are modern shops to the left and right, with a two-bay display window on the outer right, incorporating dividing and flanking pilasters with composite capitals. Bays one to four on the first and second floors have pilasters dividing the bays to the right and outer angles. Bipartite windows are found to the left in bays one, three and four, reversed in bay two. Blank courses divide bays one and two, with a stepped corbel at the second floor and a wallhead stack above the blocking course.

The east (Dunkier Road) elevation displays a pedimented doorcase similar to the corner, ground floor details, with a large display window to the left and a centre door shop to the right, each flanked by composite-capitalled pediments. The first and second floors feature flanking quoin strips, a central window, a stepped corbel below a wallhead stack to the left, and a further window to the outer left; a bipartite window is positioned to the outer right.

Plate glass glazing is found in timber sash and case windows, except to the right of centre on the south elevation, which features fixed display windows at ground level. The roof is covered in grey slates. Cavetto-coped ashlar stacks are topped with cans, and decorative cast-iron rainwater hoppers are attached to downpipes on the centre and right of the south elevation, and on the east elevation.

The interior features tenement staircases with stone stairs and bull-nosed treads, decorative cast-iron balusters, and timber handrails.
