3 Sands Place, Aberdour

3 Sands Place in Aberdour is a 17th-century cottage that has undergone later alterations. It is a single-storey, four-bay rectangular-plan building with a late 20th-century extension at the rear. The exterior features rendered walls with painted stone margins.

On the north (principal) elevation, the arrangement is asymmetrical, with a step leading to the door located at the second bay. There are windows in the first, third, and fourth bays, positioned close to the eaves.

The east elevation is attached to 2 Sands Place. The south elevation includes a lean-to extension on the right, with a central door flanked by windows. The original cottage is set back to the left and has two windows that are unevenly arranged.

The west elevation presents a plain gable wall. The principal elevation features a timber boarded door and 12-pane timber sash and case windows. The rear elevation includes 4-pane timber sash and case windows in the original part of the cottage, while the extension has modern windows. The roof is pitched, covered with red clay pantiles, and has a slate easing course at the eaves. It features coped skews, corniced gable apex stacks, a corniced ridge stack, and circular clay cans, along with a shallow grey slate roof and a rooflight on the extension.

Inside, there are rooms to the east and west, with an additional room at the far west.
