Description
Wester Balbeggie Farmhouse is a traditional farmhouse dating from the late 18th to early 19th century. It is a two-storey, three-bay building with a rectangular plan, featuring a later bowed wing. The exterior is constructed from roughly coursed rubble, with ashlar quoins and raised margins, and includes an eaves lintel course.
On the south elevation, there is a deep-set part-glazed panelled timber door at the centre, flanked by windows, with regular fenestration on the first floor. The east elevation has a gabled bay on the left with a window on each floor and a broad gablehead stack. There is a lower advanced bowed bay with three windows in the centre, and a lower wing with two windows on the outer right.
The west elevation features a gabled bay on the right with a window on each floor, and a lower wing to the left with a window and a door beyond. The windows are timber sash and case with plate glazing. The roof is covered with graded grey slates, and there are ashlar-coped skews and coped ashlar stacks, with the eastern stack having polygonal cans and the western stack being rendered. Thackstanes are also present.
Inside, the original house retains some plain cornicing, panelled shutters, and a stone staircase. The bowed wing features decorative plasterwork cornicing and a carved timber fireplace. The property is enclosed by coped rubble boundary walls that surround the garden to the south, east, and west.
