12 Main Street, North Queensferry

12 Main Street in North Queensferry is an 18th-century, two-storey, three-bay end of row house with a rectangular plan. The exterior is rendered, featuring stone cills on the north side and a chamfered arris on the southeast corner. The ground level steps down to the west.

On the south elevation, which serves as the entrance, there is a central timber door flanked by single windows, with two first-floor windows centered above. The east elevation presents a plain gable facing the street, also with a chamfered arris to the southeast.

The north elevation has modern horizontal windows on the ground floor in the outer bays, while the first floor features three windows, with a former door opening now replaced by a central window that was previously accessed by a forestair.

The west elevation adjoins Nos 10 and 14. The house has modern windows and a pitched roof covered with concrete pantiles. It includes ashlar coped stone skews, beaked skewputts, a coped gablehead, ridge stacks, and clay cans. The interior was not seen during the last inspection in 2002.
