Sands Cottage, 3 Melbourne Road, North Berwick

Sands Cottage is a mid to later 18th century, two-storey, three-bay symmetrical house. It is constructed of random rubble and has a harled eastern front and northern side, with painted stone margins.

On the eastern elevation, there is a central stair window, and the remaining shutter brackets are visible on the jambs of two ground floor windows. The northern chimney gable is blank. The western elevation features a central door with a small window flanking it to the south. There is a modern flat-roofed outbuilding attached.

The cottage has 12- and 4-pane sash windows and plain skews. The roof is made of concrete pantiles and features end gable stacks that are harled, with a thackstane on the northern side and raised with brick on the southern side.

A low rubble boundary wall, which is harled and has rounded coping, surrounds the property.
