Description

The Abbey, located on Glenorchy Road in North Berwick, is a two-storey L-plan house designed by Leadbetter and Fairley in 1907, with an adjoining single-storey and attic cottage built in 1908. The building is constructed from rubble Law stone with squared dressings and features chamfered arrises around its openings. A cill course encircles the first floor, and the outer angles are rounded and corbelled to square below the eaves. The house includes simple Dutch gabled dormers.

The long east elevation has irregular fenestration, with two northern bays that are advanced and gabled. A roll-moulded doorpiece is located on the return of the northern elevation, accessible by steps with a coped balustrade. The northern re-entrant angle is formed by the return of a paired gable block, featuring a studded door. There is a variety of window sizes and glazing patterns, including some dormer heads.

On the long west elevation, there is a central door with a three-light stone mullioned fanlight. A narrow doorway is situated in an angled bay at the southern re-entrant angle, accompanied by a tall window and a smaller flanking light above. A single-storey linking block connects to the cottage, adjoining the outer gable at ground level. This elevation also displays a variety of window sizes and glazing, including a wide six-light canted bay at the north end and some dormer heads.

The south elevation features irregular openings with gabled bays at the centre and east. Decorative gutter heads are present, along with two stone corbel sundials positioned above the ground floor windows to the north and west.

Inside, the property retains some outstanding features, including panelling and beamed ceilings. There is a variety of chimneypieces, including one in the Angel style with caryatids and decorative tiles. The hall features an elephant hide frieze and carved masks, along with fine plasterwork.

The adjoining cottage is a single storey with a decorative timber porch on the south gable. The west elevation has a brick wall with irregular openings, and there are former stables to the east with altered openings. A tripartite window is located on the north gable. The cottage also features a variety of glazing patterns, predominantly small-pane windows, with ashlar coped skews and moulded copings to the stacks. The roof is covered in Caithness slate.

The boundary walls and gateway are constructed from rubble, featuring a pointed arch gateway to the north with a carved mask above. The timber door has decorative wrought-iron fittings and a peep-hole. Additionally, there is a hexagonal ashlar well-head with chamfered coping set on a stone-paved hexagon, complete with a decorative arched overthrow, situated to the west of the house.
