35-37 Regent Street, Portobello, Edinburgh

Regent House, located at 39 Regent Street in Portobello, Edinburgh, is a late 19th-century, two-storey, six-bay terrace building. The ground floor features polished channelled ashlar, while the first floor has stugged ashlar. The side elevations are made of squared and snecked stugged sandstone. Architectural details include a base course, a band course between the floors, an eaves course, a cornice, and a blocking course. The building has slightly raised quoins, panelled aprons beneath the first-floor canted bay windows, and stop-chamfered arrises on the first-floor windows.

On the west (principal) elevation, there are windows in each floor of the central bays, with deep-set panelled doors flanking these bays and a rectangular fanlight above. The outer bays feature full-height canted windows. A name stone is located on the band course at the extreme left.

The south (side) elevation is mostly blank, except for a door located at a raised height of five steps. This door is a two-leaf panelled design with stop-chamfered arrises, set within a corniced and quoined doorpiece.

The east (rear) elevation is not fully visible as of 1994, but it includes a single-storey extension in the central bays and a modern addition to No 37.

The building has plate glass timber sash and case windows, a piended slate roof with skylights on the sides, and shouldered and rendered wallhead stacks on the side elevations, along with a rendered mutual stack.

The boundary walls, piers, and railings are made of stugged ashlar with droved ashlar coping. There are two large ashlar piers at No 37, topped with fleur-de-lys headed railings.
