11-13 South Charlotte Street, Edinburgh

11-13 South Charlotte Street is a former classical tenement building dating from around 1790. It is a three-storey structure with a basement and attic, featuring six bays. The exterior is made of droved cream sandstone ashlar with polished dressings, and parts of it have been cleaned. The ground floor has V-jointed rustication, and there is an eaves cornice. The central arched doorway includes a plate glass fanlight. The left bay is slightly recessed to accommodate the common stair for No 13. At the top, there is a full-width slate-hung corniced dormer with a pair of canted windows flanking a central window.

The building has timber sash and case windows with 12 panes. The skews are coped with ashlar, and the stacks are rendered, topped with grey slates.

The interior was not seen in 1995. Additionally, there are cast-iron spearhead railings and a single cast-iron lamp standard accompanying the property.
