12, 14, 16 Hope Street, Edinburgh

12, 14, and 16 Hope Street is a classical tenement building dating from around 1790. It is three storeys high with an attic and basement, featuring seven bays. The exterior is made of droved cream sandstone ashlar with polished dressings. The ground floor has V-jointed rustication, and there is an eaves cornice. The central common stair bay is slightly recessed and is flanked by main door flats that have round-headed doorways with radiating timber fanlights in the inner bays. The windows on the ground floor to the right (No 16) are arched. The building has piend-roofed dormers, with a bipartite dormer to the left and a canted pair to the right.

The windows are 12-pane timber sash and case, with multi-pane windows on the ground floor to the right. The building features ashlar coped skews, grey slate roofing, and a rendered stack to the south, with an ashlar stack to the north.

Inside, the property is all one office, with an archway from the hall to the reception area at No 16, which includes a glazed screen leading to the stair.

The property is also adorned with spearhead cast-iron railings.
