Description

2 and 4 Hope Street in Edinburgh is a classical tenement building dating from around 1790, with alterations and additions made by Stephen & Maxwell in 1987. The structure is three stories tall, with a basement and attic, situated on a gusset site. The exterior features broadly droved cream sandstone ashlar with polished dressings, although the ground floor has been largely rebuilt. The ground floor showcases V-jointed rustication and a cill course at the first floor. A plate glass canopy wraps around the south and east elevations, enclosing an open basement area that includes two pedimented doorways.

On the east elevation facing Hope Street, the building has a four-bay gable with a common stair bay that is slightly set back to the right. The two left bays contain blind windows, while the right bays at the first floor are adorned with decorative cast-iron balconies. The stair bay features a bipartite piend-roofed dormer.

The south elevation is seven bays wide, with a pair of three-bay bows that have blind center windows flanking a central bay. The ground level has round-headed windows, and a modern pedimented porch at the center connects to the glazed canopy on the right. Flanking the central dormer are two bowed, slate-hung, piend-roofed timber dormers.

The west elevation, facing Queensferry Street, includes timber sash and case 12-pane windows, ashlar coped skews, and grey slates, although the apex stacks have been removed.

Inside, the ground floor features a modern coved bar interior that connects with the basement, which is illuminated by a glazed area and incorporates vaults beneath the pavement.
