Description

1, 3 South Charlotte Street is a late 18th century former classical tenement that has undergone later alterations and additions. This three-storey building with an attic is located on a corner site and features enveloping additions at the ground and first floors. It is constructed from droved cream sandstone ashlar with polished dressings and has rusticated long and short quoins, along with an eaves cornice.

On the Princes Street elevation, the building has a five-bay facade. The ground floor has modern shops, while the first floor features early 20th century painted timber with three mullioned and transomed windows separated by arched panels. There is a canted window at the corner, a mutulated cornice, and a balustrade. The roof includes a pair of canted and piend-roofed dormers.

The South Charlotte Street elevation has a four-bay gable to the north. The ground and first floors of the three southern bays mirror the design of the Princes Street elevation, with the northern bay extending at the ground level and featuring a modern door leading to a common stair. At the second floor, there is a blind window in the center right, and a pair of attic windows in the gable. The southern section has a five-bay block with a modern shop built out at the ground level, similar to the other elevation, and a pair of bipartite timber dormers.

The building features timber sash and case 12-pane windows, with plate glass in the attic. The roof has ashlar coped skews, corniced stone stacks, and is covered with grey slates. The interior has been modernized at the ground floor.
