Description

76-77 Princes Street in Edinburgh is a former classical three-storey corner tenement built in the late 18th century, with alterations and additions made in the mid-19th century. The building features a later top storey and shops built out on the ground and first floors. It has five bays facing Princes Street and four bays on Hanover Street, constructed from droved cream sandstone with ashlar dressings.

The ground floor has a modern shopfront with a canted corner, while above it is a fully glazed timber shop window that also has a canted corner, topped with an egg and dart cornice. The original second floor windows are framed with later lugged architraves, and the outer windows are adorned with corbelled arched cornices featuring acroteria. The third floor includes a cill course and architraved windows that are decorated on the outer bays. The building is topped with a bracketed cornice and a balustraded parapet.

The upper floors have timber sash and case windows, with most featuring plate glass. The roof is piended and covered with grey slates, and there is a corniced ashlar wallhead stack with consoles on the Hanover Street side.

The interior has been modernised and adapted for retail use.
