2 Hanover Street, Edinburgh

4 Hanover Street in Edinburgh is a former classical corner tenement built in the late 18th century, with later additions from the 19th and 20th centuries. The building stands three stories high with an attic and features shops at the ground and first floors. It is constructed from painted droved ashlar sandstone and has timber architraves. The second floor retains long and short quoins, a cornice, and later moulded architraves around the windows. The ground and first floors have modern granite-faced shopfronts, with the first floor featuring an earlier design and a canted corner.

On the Princes Street elevation, there are five bays with a cornice supported by masked brackets and a solid parapet without coping. Each bay has modern box dormers. The Hanover Street elevation has four bays with a plain cornice, mostly covered by a two-bay gable. It features a solid coped parapet and a single dormer on the right side. There are three additional plain bays to the north, with the upper section of blocked first-floor windows projecting above the first-floor shopfront.

The upper floors have timber sash and case windows, while the shopfronts feature plate glass and four-pane designs. The roof is covered with grey slates, has ashlar coped skews, and a stone apex stack, with a mutual stack removed to the north. The interior consists of modern shops at the ground and first floors.
