87 Portland Street in Leith, Edinburgh, is a late 19th-century cottage that may have been designed by T Duncan Rhind. This single-storey and attic building features a symmetrical three-bay layout with Queen Anne architectural details. The cottage is constructed of red brick and has a central door framed by a pedimented timber porch, supported by squat square columns that rest on red sandstone ashlar piers.

The cottage is topped with a pair of exaggerated segmental-headed, leaded, barrel-roofed dormers. The south gable is blank, while there is a window on the north side. At ground level, there are bipartite timber sash and case windows, and the dormers feature tripartite casements. The roof is covered with grey slates and includes terracotta ridge tiles, along with brick skews and stacks.

The walls are complemented by ashlar coped brick flanking walls, low rubble front walls with saddleback ashlar coping, and modern cast-iron railings and a gate.
