Description

The building at 35-37 Windsor Place in Portobello, Edinburgh, dates to around 1840, with later alterations. It is a two-storey, basemented, nine-bay terraced group of classical houses, now subdivided. The front elevation is of polished ashlar stone, while the north elevation is harled; the rear is of squared sandstone. The building features a base course, a band course between the basement and ground floor, cill courses to both the ground and first floors, a cornice, and a blocking course. Moulded architraves and panelled aprons are present at ground level, with cornices at the first floor.

The east (principal) elevation is divided into groups of three bays. The central bays are slightly advanced and feature pilasters between the bays at ground level (Doric style) and first floor (with dentilled capitals). Round-arched architraves are present at ground level. A set of six steps leads to a deeply recessed panelled door in the right-hand bay, above which is a semicircular fanlight and a window at the first floor level. Windows are present on each floor of the bays to the left. A cast-iron balcony/window guard with a trellis design and a curvilinear tendril upper border, with tendril brackets, is positioned at the first floor level of the central bay. A modern glazed door is present at the basement level, set within a segmental-arched opening, with a segmentally-arched window to the left-hand bay. The outer bay groups are similar but the left bay group has a cast-iron balcony/window guard with a lattice and key pattern upper border. A set of six steps, now constructed of modern concrete at No. 35, leads to a deeply recessed panelled door, a bordered rectangular fanlight, and a window above at the first floor level; windows are present on each floor of the bays to the left. At the basement level, a door with glazed upper panels is present, accompanied by a segmental-arched doorpiece and a margin to a window in the left-hand bay.

The west (rear) elevation, partially visible in 1994, is characterized by projecting staircases located to the left of the centre of each three-bay section, and round-arched windows at ground level.

The windows of Nos. 35, 37, 41, and 45 are timber sash and case windows with 12 panes; No. 39 has plate glass timber sash and case windows, and No. 43 has four-lying pane timber sash and case windows. Dormers to the rear may be later additions. The roof is covered in purple slate, incorporating polished ashlar and a coped wallhead, with mutual stacks. A pierced polished ashlar parapet sits above the cornice of the central bay group, incorporating a raised tablet section in the centre bay of that group. Ashlar coped mutual stacks are located at the rear, while ashlar wallhead stacks are present on the northeast elevation, the front, and the rear, with the northeast elevation being harled.

The interiors were not inspected in 1994.

Boundary walls are constructed of droved ashlar with coping. Good railings are located in the front area of Nos. 35 and 37, alongside the steps of No. 39, the front area of Nos. 43 and 45.
