1 East Brighton Crescent, Portobello, Edinburgh

1 East Brighton Crescent in Portobello, Edinburgh, is a pair of mirrored, two-storey terraced houses with a basement, built around 1824 by John Baxter. Each house has three bays and flanking pavilions that are slightly set back. The front is made of polished ashlar stone, which is deeply channelled at the ground level, while the basement and pavilions are finished in droved ashlar. The side elevations and rear are constructed from rubble. There are band courses between the basement and ground floors, as well as between the ground and first floors, along with a cill course at the first floor and a cornice with a blocking course. The pavilions also feature a band course and coping.

The principal elevation has five ashlar steps leading to deep-set panelled doors in the outer bays, with original plain cast-iron handrails. Each door has a rectangular fanlight above it, with the fanlight of No 1 being radial and that of No 2 featuring plate glass. There are windows above each door at the first floor, and additional windows on each floor of the intermediate bays. Each wing has a window, and there is a modern iron fence at the outer bay of No 1. No 2 has a boarded door with an Egyptic-face door knocker, while the pavilion of No 1 has a separate entrance at the side through a modern glazed door.

The rear elevation is not fully visible as of 1994. The principal elevation features plate glass timber sash and case windows, while the rear has 12-pane timber sash and case windows. The roof is covered with grey slate and has a piended design. There is an ashlar mutual stack at the front, an ashlar wallhead stack on the side elevations, and a harled and coped wallhead stack at the rear of each house.

The interiors were not seen as of 1994. The boundary walls are made of droved ashlar with coping, and there were formerly railings at No 2, with a battlement on top of No 1. The right side of No 2 is broken. The tall garden walls at the rear of No 1 are constructed from rubble with clinker and tufa at the top.
