Mill House, 20 Duddingston Mills, Edinburgh

Mill House, located at 20 Duddingston Mills in Edinburgh, dates from around 1828 and has had later additions. It is a single-storey and attic cottage with three bays and two later dormers that have slated roofs. The building features coursed rubble with ashlar dressings, while the rear and sides are harled. Notable architectural details include a basecourse and angle quoining. The modern central door is glazed and has a bracketed canopy with a border glazed fanlight, supported by brackets. Flanking windows also have ashlar dressings, and there is irregular fenestration on the other elevations.

The cottage has sash and case windows of various sizes, a pitched gabled grey slate roof, and grey slate on the dormers. The skews are ashlar coped, and the gable-end stacks are corniced with cylindrical cans. There is an extension to the rear (east) with a piended grey slate roof, and another extension to the north that includes a garage entrance and large picture windows.

An early 20th-century outhouse serves as a single-storey, three-bay garage and summer house. It features 1950s two-leaf boarded garage doors on the most northerly bay of the main east elevation, along with modern glazing and a glazed door on the other bays. The outhouse has two rooflights, a grey slate roof that is gabled to the south and piended to the north, and pinnacle ventilators with conical tops.

The property is enclosed by a low harled boundary wall topped with rubble cope stones.
